Brokerage & Commission Policy
Mahto Real Estate Agency
1. Purpose
This page explains our general brokerage arrangements for property transactions facilitated by Mahto Real Estate Agency.
2. Standard Seller Brokerage
Where Mahto Real Estate Agency facilitates a property sale under an agreed seller-brokerage arrangement, the standard proposed commission is 2% of the agreed sale price, payable by the seller.
The written brokerage agreement must confirm the applicable calculation basis, payment responsibility, transaction milestone and any specific exceptions.
3. Transactions Involving Another Broker or Agent
Where another real estate broker or agent collaborates with Mahto Real Estate Agency, a separate commission arrangement may apply.
The proposed arrangement for qualifying collaborative transactions is a 1% commission payable by the buyer, subject to prior written agreement. The agreement must clearly state whether this is additional to, or instead of, any seller-side commission and who is responsible for each payment.
No customer should be charged an undisclosed commission.
4. When Commission Becomes Payable
The payment milestone must be specified in the written brokerage agreement. It may be linked to an agreed transaction event, subject to applicable law and the parties’ contract.
An enquiry or property visit alone does not automatically establish a commission obligation unless a valid agreement provides otherwise.
5. Other Costs
Stamp duty, registration charges, government fees, taxes, legal fees and third-party expenses are separate from brokerage unless explicitly agreed otherwise in writing.
6. Receipts and Records
All commission payments should be documented with appropriate receipts and accounting records. Any invoice or tax treatment must follow applicable requirements.
7. No Hidden Charges
The agency will communicate the agreed commission terms before the customer commits to the transaction. Any variation should be recorded in writing and accepted by the relevant parties.
8. Disputes
Questions about a commission should first be raised through the agency’s support contact. This does not restrict any legal rights or remedies available under applicable law.

Important: This page describes general policy only. The signed or otherwise valid transaction-specific agreement governs the parties’ actual commission obligations, subject to applicable law.
Property Verification & Disclaimer
Mahto Real Estate Agency
1. Our Role
Mahto Real Estate Agency assists customers with property enquiries, buyer-seller communication, property visits and transaction coordination within the agreed scope of service.
Our involvement as a broker does not automatically mean that we own the property, are its legal representative or have independently verified every document.
2. Property Information
Property details may be supplied by the owner, seller, authorized representative, builder or another broker. We will make reasonable efforts to publish accurate information and correct material errors when identified.
Customers should confirm important information before making a payment or entering into an agreement.
3. Verification Before Purchase
Buyers should seek appropriate independent verification of:
- Ownership and title documents.
- Jamabandi, khatiyan and other relevant land records.
- Encumbrances, disputes and transfer restrictions.
- Plot boundaries, area and access.
- Land-use classification and permitted use.
- Applicable layout approvals and development permissions.
- Applicable RERA registration and project information.
- Taxes, dues and other material liabilities.
The exact checks required depend on the property and transaction. A qualified property lawyer and relevant authorities should be consulted where appropriate.
4. Verification Status
A property may be labelled “Documents Received”, “Preliminary Review Completed” or “Independent Verification Completed” only when the description accurately reflects the work performed.
Receiving a document does not itself establish its authenticity or legal validity. No listing should be marked “100% legally verified” without a reliable basis for that claim.
5. RERA and Project Listings
Where RERA registration or other statutory approval is required, the agency must verify the applicable requirements before advertising or facilitating the transaction.
Relevant registration details should be displayed accurately. The agency must not facilitate transactions in projects where doing so would violate applicable RERA requirements.
6. Photographs and Maps
Images, boundaries and map locations are illustrative unless their accuracy has been established. Customers should inspect the actual property and confirm its boundaries before proceeding.
7. No Guarantee of Transaction Outcome
A listing or property visit does not guarantee availability, title clearance, loan approval, investment returns or completion of a transaction.
Nothing in this disclaimer removes any legal obligation or liability that cannot lawfully be excluded.

Last updated: 26 October 2026
1. Introduction
Mahto Real Estate Agency respects the privacy of visitors, buyers, sellers and other people who contact us. This policy explains how personal information is collected and used through our website and services. We aim to follow applicable Indian privacy and data-protection laws, including the Digital Personal Data Protection Act, 2023 and its Rules, as their provisions come into force.
2. Information We Collect
Depending on how you use our services, we may collect:
- Name, phone number and email address, when provided.
- Property preferences, budget and preferred location.
- Enquiry details, callback requests and property-visit requests.
- Information voluntarily provided about a property or transaction.
- Communication and service records.
- Necessary technical information processed by website hosting, delivery and security systems, such as request and security logs.
The homepage enquiry form asks for your name, phone number and enquiry type. Location, budget and additional details are optional. Please do not submit identity-document scans, identity numbers, bank credentials or other sensitive information through a general enquiry form. If documents are genuinely needed for an agreed transaction, we will discuss an appropriate method separately.
3. How We Use Information
We use information, as appropriate, to respond to enquiries; connect buyers, sellers and authorized brokers; arrange property visits and follow-ups; coordinate agreed documentation and transaction services; maintain business records; prevent fraud and protect our systems; meet applicable legal, regulatory and accounting requirements; and improve website performance and customer support.
4. Sharing Information
Where necessary for the enquiry or an agreed transaction, relevant information may be shared with the property owner, buyer, seller, authorized broker, legal professional or service provider involved. Information may also be disclosed when required by applicable law or a lawful direction from a competent authority.
We do not intend to sell customer personal information to unrelated third parties for their independent marketing purposes. We limit sharing to what is reasonably relevant to the stated purpose.
5. Website, Hosting, Database and Cookies
The website is hosted using Vercel. When the enquiry service and database are configured and operational, information submitted through the enquiry form is sent to the agency's server-side enquiry service and stored in the agency's enquiry records. The hosting and database providers may process technical or submitted information as needed to provide those services.
The current website does not intentionally use advertising or analytics cookies, and its property catalogue can be browsed without submitting contact details. Hosting, delivery and security systems may process essential technical data to operate and protect the website. If you choose to contact us through WhatsApp, your message is handled by WhatsApp/Meta under their applicable terms and privacy policy; your mobile or email provider may also process communications sent through their services.
We will update this policy if we add analytics, advertising, embedded maps, or other third-party tracking or services that materially change how information is processed. Please also read our Cookie Policy.
6. Data Security
We aim to use reasonable technical and organizational measures to protect information, including access controls, secure transmission, appropriate storage, backups and procedures for responding to security incidents. Access should be limited to people who need information to perform relevant agency or service duties. No electronic system can be guaranteed completely secure.
7. Data Retention
We retain information for as long as reasonably necessary to respond to enquiries, manage an agreed transaction, maintain business and accounting records, address disputes, protect against fraud, and meet legal obligations. Retention periods may differ by record type. Records should be securely deleted or anonymized when no longer needed, unless further retention is legally required. Some technical or security logs may be retained by service providers under their own operational and legal requirements.
8. Your Choices and Privacy Requests
You may contact us to request access to, correction of, or deletion of personal information you have provided, to withdraw consent where consent is the applicable basis, or to raise a privacy concern. We will assess and handle the request under the law applicable at the time; some records may need to be retained for legal, accounting, security or dispute-resolution purposes.
To make a request, email princewebdev05@gmail.com with the subject “Privacy request”. Briefly describe your request and provide enough information for us to locate the relevant record. Do not email identity documents or other sensitive information unless we explain why it is necessary and provide an appropriate method. You may also call or WhatsApp 9031877384. The same email currently serves as our business and privacy-request contact.
9. Third-Party Services
External services process information under their own terms and privacy policies. The website currently uses Vercel for hosting and may use the agency's configured database service for enquiry records. If you independently open WhatsApp or use phone or email links, the relevant communications provider processes that interaction. We do not currently embed third-party maps or intentionally run analytics or advertising trackers on the website. This disclosure will be revised if the actual service configuration changes.
10. Children's Information
The website is intended for people making legitimate property enquiries and transactions. We do not knowingly collect children's information for independent property transactions. Any information involving a minor must be handled by an appropriate parent, guardian or authorized representative in accordance with applicable law.
11. Policy Updates
We may update this policy as our business practices, services or applicable legal requirements change. The latest version and its revision date will be published on this page.

Mahto Real Estate Agency
Last updated: 26 October 2026
1. Acceptance
These Terms & Conditions govern the use of the Mahto Real Estate Agency website and related services. By using the website, visitors agree to follow these terms and applicable law.
A separate written brokerage or transaction agreement may apply to specific services.
2. Services
The agency may assist with:
- Plot and land enquiries.
- Other available property enquiries.
- Connecting buyers, sellers and authorized brokers.
- Property visit coordination.
- Negotiation communication and transaction documentation coordination.
The actual scope depends on the agreed service. The agency does not act as a lawyer, government authority, lender or property owner unless expressly established otherwise.
3. Property Listings
Listings are subject to change and may become unavailable. Displayed prices and details should be reconfirmed before a transaction.
We will take reasonable steps to correct inaccurate information when identified. No listing guarantees a successful sale, legal clearance or investment return.
4. Brokerage Commission
The general brokerage policy is described on our Brokerage & Commission Policy page.
The standard proposed seller-side commission is 2% of the agreed sale price where that arrangement applies. A 1% buyer-side commission may apply in qualifying transactions involving another broker, subject to prior written agreement.
The parties must confirm the applicable calculation, payment responsibility and due date in writing. No additional commission should be assumed without proper disclosure and agreement.
5. Visits and Enquiries
An enquiry or property visit does not itself guarantee that a property is reserved or that a sale will occur.
Customers should confirm appointment details, property availability and any agreed charges before proceeding.
6. Agreements and Settlement
The agency may coordinate communication and documentation between parties. Buyers and sellers remain responsible for reviewing their agreements, providing accurate information and fulfilling their legal obligations.
Where necessary, parties should obtain independent legal advice and complete applicable registration formalities with the competent authority.
7. Customer Responsibilities
Customers must provide truthful information, respect other people's rights, use lawful payment methods and avoid forged documents, fraudulent representations or unlawful activity.
Property ownership, title, land records, approvals and transfer eligibility should be appropriately verified before completion.
8. Broker Collaboration
Other brokers and agents may collaborate with the agency subject to applicable law and agreed written terms. Commission sharing, responsibilities and payment milestones should be recorded in writing.
No broker may make unauthorized commitments on behalf of the agency.
9. Website Use
Users must not attempt unauthorized access, submit malicious code, misuse enquiry forms, impersonate another person or interfere with website operations.
We may take reasonable measures to protect the website and users from abuse.
10. Third-Party Services
External maps, communication services, hosting and other third-party services may have separate terms. Their use does not mean the agency guarantees their uninterrupted availability.
11. Liability
Nothing in these terms excludes liability that cannot lawfully be excluded or limits a customer's rights under applicable law.
The agency's responsibilities are determined by applicable law and the specific services and agreements involved.
12. Changes
Updated terms will be published on this page. Changes to an existing transaction agreement must be handled according to that agreement and applicable law.
13. Governing Law
These terms are subject to applicable laws of India. Disputes will be handled through the competent courts, authorities or forums as determined under applicable law.

Complaints & Customer Support Policy
Mahto Real Estate Agency
1. Purpose
We aim to handle customer questions and complaints fairly and transparently. This policy explains how customers can contact us regarding property listings, brokerage, communication, appointments or our services.
2. How to Submit a Complaint
Customers may contact us by phone or WhatsApp at 9031877384, or by email at princewebdev05@gmail.com. Please provide your name, contact details, property ID if applicable, a description of the issue and relevant supporting information. Do not send unnecessary identity documents or sensitive financial information through ordinary messaging.
3. Complaint Handling Process
After receiving a complaint, the agency will aim to:
- Acknowledge receipt within 3 business days.
- Review the available information and contact relevant parties if appropriate.
- Request additional information where necessary.
- Communicate an outcome or update, normally within 15 business days where reasonably possible.
- Explain if additional time is needed.
These are proposed internal service targets, not a replacement for any mandatory statutory deadline.
4. Complaint Categories
When submitting a complaint, identify the category that best describes the issue:
- Incorrect or outdated property listing
- Property availability or description issue
- Brokerage or payment dispute
- Appointment or communication issue
- Privacy or personal-data concern
- Suspected fraud or unauthorized representation
- Other service-related complaint
5. Complaint Records
Where an administrative complaint-record system is available, it should generate a reference number and maintain the complaint date, category, status, assigned staff member, relevant communications and resolution. Access to complaint records must be restricted to authorized staff. A reference number is not promised for complaints submitted through phone, WhatsApp or email unless one is actually issued.
6. Escalation
If a complaint remains unresolved, customers may request review by the agency's designated support contact using the contact details below. This internal process does not prevent customers from approaching an appropriate consumer forum, RERA authority or other competent authority where applicable.
7. Misuse
False, abusive or irrelevant submissions may be handled appropriately, but genuine complaints will not be rejected merely because they are critical of the agency.
